- Long-term lease agreement underlines a multi-year commitment to the location
- Shopfitting is being adapted to the latest H&M store concept
Mülheim an der Ruhr, October 8, 2026 – Another major leasing success for Rhein-Ruhr Zentrum (RRZ): H&M is expanding its existing floor space to more than 2,200 square metres in future and has signed a multi-year lease. The international fashion retailer has been present at RRZ since 1992 and, with the expansion of its store and the long-term lease extension, is sending a clear signal of confidence in the future of the location and the centre’s ongoing repositioning. CBRE acted as leasing partner.
New store with expanded range
As part of the expansion, H&M will completely redesign its store at Rhein-Ruhr Zentrum and adapt the shop fit-out to the latest H&M store concept. The result will be a significantly larger, fully modernised H&M store with a broader offer for visitors to RRZ. During the construction and fit-out phase, the aim is to keep the H&M store in the Rhein-Ruhr Zentrum open at all times. Work on the new store is being carried out whilst the store remains open.
Strong commitment to the repositioning of RRZ
The decision by a long-established tenant to significantly expand its space and make a long-term commitment to Rhein-Ruhr Zentrum with a long-term lease is also a strong signal for the development of the centre. “The fact that H&M is significantly expanding its presence in the Rhein-Ruhr Zentrum and has committed to the location for several years confirms the appeal of our long-term strategy for the RRZ. It is particularly important to us that existing partners are investing in the future of the centre while, at the same time, we are able to attract new international brands to the location. This combination demonstrates that the repositioning of Rhein-Ruhr Zentrum is resonating with the market,” says Olaf Ley, CEO Retail, Eurofund Group Germany.
Another key anchor tenant for the new RRZ
With H&M’s expanded presence, Rhein-Ruhr Zentrum is strengthening another important anchor tenant for its future positioning. The long-term commitment of established brands is a key element of the centre’s ongoing transformation. At the same time, the tenant mix is being selectively expanded with new retail, food and beverage, leisure and entertainment concepts. The aim is to gradually transform Rhein-Ruhr Zentrum from a traditional shopping centre into a modern shopping, leisure and meeting destination for the entire Rhine-Ruhr region. Eurofund Group and its partner are investing around €180 million in the modernisation and repositioning of Rhein-Ruhr Zentrum over the coming years. With H&M, together with the previously announced new and expanded offers from Kaufland, Müller and McFIT, the future profile of RRZ is taking increasingly clear shape.
